Private Funds Commercial over $10 million, with strong developers, skin in the game, around 65-75% loan to cost (not value but cost) are still available They must have good credit, massive experience, and heavy liquidity. These would be normal loans, like what your builder is used to. Residential Subdivisions or Commercial Development Commercial A & D deals above $10 Million only, it leverages the land they own. Simple formula, take the as is value of the land or cash flowing property, divide by 2, subtract the debt owed and you get the base number. We can go to 15 times that base number. So if a borrower needs $50 million to build and he has a piece of land or property worth $10 million that he owns free and clear, we can take the $10 million, divide it by 2 and get $5 Million and since there is no debt, the $5 Million is the base and we can go 15 times that or $75 Million. The fund takes some off the top to reinvest but your borrower would easily get his $50 million. This is only for commercial projects, not residential. Leverage your Existing Land or Cash Flowing Property A leveraged bond program is also available. On this program, you take 6% of the amount of money you want, put it in escrow with a major bank, and they purchase secured life settlements and create bonds and sell the bonds as AA bonds The bond placement takes about 90 days.
